The cost to rewire a house in Nova Scotia: what moves it

The cost to rewire a house is the number every owner of an older Halifax home eventually googles, and the honest answer arrives as a range wide enough to be useless until you know what moves it. So here is what moves it.

The four things that set the cost to rewire a house

Access. Rewiring is mostly the labour of getting new cable from the panel to every box. An unfinished basement and an open attic make that fishing fast. Finished ceilings below, insulation above, and three storeys in between make it slow, and slow is what costs.

Plaster. Peninsula Halifax and the old village cores run to plaster and lath, which fishes slower than drywall and patches dearer. Anyone quoting a plaster house at drywall prices has not looked at the walls.

The panel. A house that needs rewiring almost always needs a new service too, because a 60 amp fuse panel and original wiring arrived together. Price them as one project, because they are one project.

Whether you stage it. Full rewires can often be split, floor by floor or circuit by circuit, tracking an insurer’s deadlines or a renovation’s phases. Staging spreads the money; it adds a little total cost in repeated setup.

The number itself

Published Maritime figures for a full rewire of an average older home generally land in the tens of thousands, with small houses with good access below that and large plaster houses above. Not every old house needs a rewire

Insurers push hardest on knob and tube and on 1970s aluminum, which usually needs remediation rather than replacement, a much smaller job. Before pricing the whole house, find out what your insurer actually requires in writing. It is sometimes far less than the letter’s tone implies.
